Buying your first home is one of the biggest financial decisions you will ever make — and it can feel overwhelming. At TNC Financial Services, we simplify the process from start to finish. We assess your borrowing power, guide you through KiwiSaver withdrawals and first home grants, and connect you with the right lender from our network of New Zealand’s leading banks and non-bank lenders.
Then your first home could be closer than you think.
A 20% deposit is the standard most banks work from, but lending is available with less — banks can approve a portion of low-deposit lending within Reserve Bank rules, and eligible buyers may access a Kāinga Ora First Home Loan with as little as 5%. Criteria are set by each lender and by the government schemes, and they change from time to time — we will assess which options genuinely apply to you.
If you have been a KiwiSaver member for at least three years, you may be able to withdraw most of your balance towards your first home — you must leave a minimum of $1,000 in your account. The withdrawal is processed by your KiwiSaver provider and takes time, so it pays to start early. We guide you through the process step by step.
Pre-approval is a lender's conditional confirmation of how much you can borrow, letting you make offers and bid at auction with confidence. Most pre-approvals are valid for around 60 to 90 days depending on the lender, and can usually be renewed. We arrange it for you and keep it current while you search.
